A built home is the start of a relationship, not the end of one. Every project we deliver comes with twelve months of structured stewardship — documentation, inspections, and an open line to ownership and our trades.

The Premise

The build is the easy part. The caring for it is where most firms disappear.

Most general contractors treat the final walkthrough as the end of the project. A punch list is closed, a check is cleared, a handshake is exchanged, and the relationship effectively dissolves. Six months later, when a settling crack appears in the drywall or a question comes up about a paint code, the homeowner is on their own with a phone tree.

We have always thought this was the wrong way to run a construction firm. A home is a system of materials, finishes, and equipment that will keep settling, breathing, and aging long after closeout — and the people who built it are the people best equipped to look after it.

Stewardship is our name for that ongoing relationship. It is included in every project we deliver, at no additional cost, for the first twelve months. After that, most of our clients keep us on retainer; some prefer to call only when needed. Both options are honest.

Not a marketing wrapper around a warranty card. Six concrete deliverables that begin at handover and continue for the life of the home.

The Specification Document

A bound and digital record of every material, finish, fixture, and appliance we installed. Manufacturer, model number, supplier, install date, and replacement part numbers — so you can replace a hinge in 2032 without re-shopping the house.

The Color Palette Library

Every paint, stain, grout, and finish we used, photographed under your home's actual light, with brand and code. Touch-ups, repaints, and additions five years from now match without guesswork.

Manuals & Warranties

Every operating manual, warranty card, and service contact compiled and filed. We register the warranties on your behalf at install — most homeowners never do, and most claim windows quietly expire.

Six- and Twelve-Month Inspections

Owner-led site visits at the six-month and twelve-month marks. We walk every room, every system. Anything that has shifted, settled, or revealed itself is corrected at our cost during the warranty year.

Trades On Call

The same electricians, plumbers, tile-setters, and finish carpenters who built your home remain reachable through us. You don't start over with a new vendor when you need a small thing — you call the studio.

The Maintenance Calendar

A schedule tailored to your specific home — HVAC servicing, gutter timing, sealant reseals, hardwood refinishing windows, exterior caulking checks. Plain-English, dated, and ours to follow up on if you'd like us to.

The Cadence

How the first twelve months unfold

The work that follows closeout is as structured as the build itself. Here is the sequence — published in advance, never improvised.

Final walkthrough & document handoff

The full punch list is closed. The specification document, color library, manuals, and warranty registrations are presented in person — bound copy on paper, the same content hosted in a private digital dossier for your reference.

Inspection 1Month 6

The settling walk

One of the two co-founders visits the home, walks every room, every system. We are looking for hairline cracks in drywall (normal in the first season), grout movement, cabinet alignment, door swing, plumbing connections. Nothing is too small to flag. Corrections happen on our schedule and our cost.

Inspection 2Month 12

The year-out review

A more thorough visit through one full seasonal cycle. We inspect anything that has lived through a winter and a summer, run mechanical systems under load, and review the maintenance calendar against actual use. The home is closer to its long-term steady state at twelve months than at six.

Annual stewardship, on retainer or on call

Many clients keep us engaged for annual visits at a published flat rate. Many call only when something comes up. We do not push the renewal. The trades-on-call line and the digital dossier remain available regardless.

We believe transparency about scope is its own form of trust. Stewardship is a structured, finite offering — not a vague promise. Here is what is in and what is not, stated in plain English.

Anything outside the included scope is quoted in writing, at our published trade rates, before any work begins. No surprise invoices.

Yes. It is part of every full home remodel, custom kitchen, architectural bathroom, and addition we deliver. The first twelve months — including the six-month and twelve-month inspections — are included in the project price. There is nothing extra to elect into.
Many clients keep us on retainer for annual stewardship visits at a transparent, published flat rate. Many do not, and reach out only when something specific arises. Both work. We don't push the renewal.
We can build a stewardship engagement for a home we did not construct, but it begins with a paid site survey so we can document what exists today. After that the cadence is the same as a project we built.
One of the two co-founders, Juan or Brayan, personally walks every inspection. We don't send a junior on the site visit and email you a report. The same eyes that approved the work approve its condition six months later.
You have a direct phone line to our office and to ownership. For something covered by a manufacturer's warranty we coordinate the warranty claim on your behalf. For anything we installed that has failed inside the first year, we make it right at no charge.
Yes. Every client receives a private, hosted home dossier — a permanent reference for materials, finishes, manuals, warranties, and the paint codes you'll actually need in three years. Print copies on request.
